High Tipalt - A Northumberland Retreat

High Tipalt was a derelict cottage with no access when we bought the farm in September 2003. The road was constructed in 2004 during a particularly wet year and this was then followed by acquiring planning permission to rebuild the house and barn. It then took eight months for the local traditional craftsmen to create the rustic cosy dwelling it is today. The building project was a roller coaster of highs and lows resulting in an outstandingly attractive house which is in keeping with it’s original character.

The accommodation comprises of a cosy lounge/dining room with log burner, separate kitchen (flagged throughout), period bathroom and sizeable bedroom with original beams.

There were no services initially to the property so a borehole and pipe line was dug to supply the water, a wind turbine and generator were installed to provide the electricity, and a septic tank with a reed bed is used to dispose of the dirty water.

The cottage is on a small-holding which is part of Tipalt Farms, a working farm with cattle and sheep. The farm runs up to Hadrian’s Wall and there are plenty of breath taking walks around the farm and along the Hadrian’s Wall Trial.
